  • If you've booked through Airbnb or VRBO, please consult the entrance instructions via their app(s) messenger services. If not, expect to receive these instructions via text or email.
  • After settling in, we kindly ask that you conduct a brief inspection of the property to ensure no damages. Should you discover any issues, please don't hesitate to contact us immediately at 864-788-1177. Feel free to text photos for clarity.
  • Please observe the 25 MPH speed limit within the neighborhood as there are no sidewalks. 
  • To help facilitate your arrival, we've provided essentials including paper towels, toilet paper, dishwashing, and laundry detergents. However, we recommend bringing additional supplies to last the duration of your stay.
  • 1GB WiFi is available on "Lake Keowee House Guest”. Just input your email and phone number when prompted for access.  Additionally, there's an ethernet port conveniently located at the desk in the entryway.
  • We offer a traditional drip coffee maker, so you'll need to bring ground coffee and number four filters.
  • If you use the outside porch TV we ask that you recover it AFTER EACH USE to prevent it from being rained on. 
  • Plastic Adirondack chairs on the dock can be unlocked with the combo - 4040.  Please re-lock after each use as they are easily blown by the wind. 

CHECK-OUT INSTRUCTIONS - HOUSE: (10AM)

  • Please load all dirty dishes into the dishwashers and start one or both machines, accordingly.
  • Please confirm the outdoor grill surfaces have been scrapped clean with the provided wire brush. Please recover both grills.
  • If the outdoor TV was used, please replace its cover.
  • If the firepit was used, please confirm ash has been placed into the ash canister and the fire bowl lid has been replaced.
  • Please empty the refrigerator and pantry of ALL food items. Discard unwanted food into trash bags and place bags in the outdoor trash cans.
  • Please empty kitchen trash cans into trash bags and place bags in the outdoor trash cans.
  • Once full, please ensure trash cans are securely locked with bear-proof (carabiner) locks.
  • Please strip all used beds leaving sheets on the floor next to each bed.
  • Place all used towels on bathroom floors near tubs or showers.
  • Please ensure all furniture is in its original position.
  • Please ensure that cushions, pillows, and bed pillows are in their original places.
  • Please log out of all streaming apps (except YouTube TV, provided by us) on TVs.
  • Please reorganize game equipment (ping-pong, foosball, pickleball, and corn-hole).
  • Please close and lock all windows and doors.

  • Please stack and relock plastic Adirondack chairs on the dock. Combo 4040.
  • Please gently raise the swim steps to the raised position.
  • Please replace paddleboards, paddles, kayaks, and floats to their place(s).

HOUSE RULES

  • Welcome to Lake Keowee! We hope you have a fantastic time here with your friends and family. If you have any questions, feel free to text or call at 864-788-1177.
  • Parking - Please park on the pavement only. We kindly ask that you do not park on the street or mulch. There is a parking pad just up from the courtyard for up to six SUVs freeing up the courtyard for pickleball.
  • Trash - Please bag ALL trash before placing it inside cans. Trash collection is on Mondays year-round, and Mondays/Fridays during summer. The trash company will not pick up loose trash outside of the can. Notify us if cans are full for additional pick up. Please keep a single path along the driveway clear down to the cans on collection days.
  • Quiet Times - Quiet Times: Between 10 pm and 8 am, please keep noise levels down to respect our neighbors and the tranquility of the lake. Avoid loud music, TVs, or conversations during these hours.
  • Furniture Arrangement - We kindly ask that you do not rearrange furniture, or take indoor furniture outside. We also ask that Adirondack chairs not be moved from their current locations.
  • Food and Drinks - Please ensure eating and drinking in the kitchen, dining room, or outside to avoid staining furniture and rugs.
  • Dishes - We have separate dishes designated for inside and outside use. Please help us prevent the breakage of our inside dishes and glasses by keeping them inside.
  • Garage/ Game Room - Enjoy! Please reorganize equipment (ping-pong, foosball, pickleball, and corn-hole) after each use and clean up spills or food left on the equipment or the floor.
  • Grill Area - Please clean grill surfaces with a wire brush and place cover(s) back after each use.
  • Fire-Pit - All fires must have an adult present at all times. Use caution as the fire bowl becomes very hot. We kindly ask that you clean ash from the bowl the following day with the provided shovel and ash can. After each use, please also recover the bowl with its lid to keep water from collecting.
  • Retaining Walls - Please avoid walking, playing, or climbing on rocks or the retaining walls to prevent injury. *** Please monitor children, AT ALL TIMES. ***
  • Security Cameras - Security cameras are located on the exterior only. The cameras DO NOT record inside, on rear porches, decks, or grill areas.
  • No Smoking - Please no smoking inside, on porches, on the dock, or leave evidence of smoking anywhere on the property. Smoking and vaping are monitored inside the home and on the decks. (www.minut.com)
  • No Pets - We love animals! However, due to allergies and potential damage, we do not allow pets on the property.
  • No Parties, Events, or Fireworks - This home is not designed for parties or other events. Noise and occupancy levels are monitored. (www.minut.com)
  • No Overnight Guests - Visitors are welcome during the day but must be registered as guests to stay overnight.

DOCK RULES 

  • Please do not throw trash or debris from the dock into the lake. Carry trash from the dock to the house for disposal.
    1. Please utilize the dock cart from the garage and return it at night.
    2. Please re-lock plastic Adirondack chairs each day to prevent them from blowing into the water. Combo 4040.
    3. Please gently lower and raise swim steps leaving them in the raised position at the end of the day.
    4. Please replace and return paddle boards, paddles, kids' kayaks, and floats to their place(s) after use.
    5. Supervise children at all times and ensure they wear PFDs.
    6. The water is approximately 10-12 feet deep off the end of the dock, shoreside water is 2-4 feet deep.
    7. The dock is slippery when wet. No diving, running, or horseplay.
    8. All swimming is at your OWN RISK. Do not swim under the dock, under a boat, or between a boat and the dock.
    9. No climbing or jumping off the dock roof.
    10. The outdoor shower is cold water only; please turn both handles off after each use.
    11. The boat slip is for the owner’s use only; please avoid the owner’s boat and boat cover.
    12. Rental Boats - All rental boats must be secured appropriately to either side of the dock using dock cleats and boat lines. Any damage to the dock as a result of improper usage or docking will result in a fee commensurate to the damage caused.

    SCDNR LAW

    • All Boats and Jetskis (Personal Water Craft) above idle speed (underway) must remain 100ft from docks, persons in the water, or anchored vessels.
    • All Wake Sport Boats above idle speed (underway) must remain 200ft from docks, persons in the water, or anchored vessels. 
    • Practical Application: Please remain at IDLE SPEED ONLY until out of the double cove, ie past the property straight head with the beautiful peninsula, when heading out of our cove. There should be NO tubing, skiing, wake-boarding, wake-surfing, or jetskiing anywhere to the right of our cove as it is impossible to remain 100ft-200ft from docks and other vessels. Please reserve all water sports for outside of the double cove.

      Hale Ohana Keowee LLC

      By submitting a deposit to reserve and/or making an initial payment via phone, check, or online with Lake Keowee House, operated by Hale Ohana Keowee LLC, (hereafter referred to as HOK LLC), you affirm your acceptance of all terms, conditions, and policies outlined herein. Each confirmation includes these terms, conditions, and policies.

      1. The individual making the reservation, the "Renter" must be at least 30 years old to both place the reservation and check-in.

      2. The Renter and their guests, collectively called "Guests", recognize and acknowledge that they are temporary occupants of the property and not tenants.

      3. This rental "Agreement" is specific to the Renter and Guests and cannot be sublet or transferred to any other individuals.

      Gated Community Access

      Our community is gated and equipped with a front gate camera for added security. To enter, you'll need an entry code. Approximately 24 hours before your arrival, you'll receive a welcome email containing detailed instructions. This email will include the community entry code as well as separate codes to access the house, ensuring a smooth and secure entry process.  Please observe and share with all drivers the 25 MPH speed limit in the neighborhood. 

      Designated Parking Areas

      Guests are requested to utilize the designated parking pad just up from the courtyard, which accommodates up to six SUVs or Trucks. Additional parking is available along the driveway nearest to the house, arranged in a single file line maintaining access to the garbage for Monday’s and Friday’s trash service pickup.

      Non-Designated Parking Areas: **Liability Notice**

      We kindly request that guests refrain from parking on the street, placing tires in the mulch, or parking in the garage. The garage is designated as a game room and is not suitable for vehicles. **Parking in any non-designated areas may result in a fine of up to $100 per occurrence. Additionally, campers, RVs, and boat trailers are not permitted at any time and are subject to the same fine**.

      House Access

      Access to the house is provided through two digital keypad locks. The first is a MY-Q digital garage keypad located on the left sill of the right garage door. Upon entering the correct code, you'll gain entry to the garage, where you'll find a second Yale digital keypad lock on the door leading into the house. (Detailed instructions and codes for these locks will be provided in your welcome instructions.) Once inside, the front door can be unlocked from within. In the event of a lock failure, there is a backup lockbox located outside under the MY-Q digital garage keypad. This lockbox contains a physical key to the front door for access to the house. Guests are responsible for returning this key to the lockbox after use. A lost key will result in a $50 charge to the credit card on file. In the event you need to use the physical key, we recommend returning the key to the lockbox after each use to avoid being locked out of the property.

      Check-In and Check-Out

      Check-in time is 3:00 pm and check-out time is 10:00 am, unless otherwise specified in written or email communication from us. By signing, I acknowledge and accept that my credit card may be charged, and billed at a rate of $100.00 per hour for early check-in or late check-out. As the undersigned Renter, I am accountable for all actions of my group, including any instances of early or late check-in, even in my absence.

      Initial - **Important Note** As the Renter, I agree and understand that it is my responsibility to inform all members of my group about the rules and regulations of HOK LLC.

      Operating Hours and Emergencies

      We are available seven days a week (excluding major holidays) from 9:00 am to 5:00 pm. If you encounter any difficulties requiring assistance during these hours, please text or call 864-788-1177. For emergencies after hours, you can also text or call the same number, and we will strive to respond promptly.

      Cell Service

      Please note that there is no landline available on the property, and cell service is limited. However, you can still enjoy phone connectivity by utilizing the fast and free WiFi provided. If needed, cell service tends to work best near the cul-de-sac at the top of the property, but may be intermittent elsewhere. We encourage guests to embrace phone freedom during their vacation or utilize WiFi calling for uninterrupted communication.

      Property Furnishings

      As a guest, you understand that the property is furnished and decorated with your comfort in mind. You've had the opportunity to view pictures of the property on www.lakekeoweehouse.com, Airbnb, or VRBO, and are satisfied with the decor, size, and location. You agree to handle the accommodations and furnishings with care, refraining from rearranging any furniture both indoors and outdoors. We simply ask that you treat the property with the same care and respect that you would expect for your own home.

      Basic Amenities

      Lake Keowee House comes equipped with essential items like pillows, blankets, cookware, flatware, and dishes. While we may also provide additional items like small appliances, dock chairs, extra towels, extra blankets and pillows, blenders, wine glasses, etc., availability can vary. If these items are provided, they are meant to stay on the property and should not be taken elsewhere.

      Maintaining Property Condition: **Liability Notice**

      As a guest, you agree to uphold the cleanliness of the premises throughout your stay. You promise to treat the accommodations and furnishings with care. We strongly advise guests to consume food and drinks only in designated areas, avoid bringing food and beverages into bedrooms, bunkrooms, media rooms, or family rooms, and refrain from using indoor dishware outdoors. Upon departure, you agree to leave the HOK LLC property, premises, and furnishings in a clean and undamaged condition. **Important Note** You understand that HOK LLC reserves the right to charge you for any incomplete tasks, necessary repairs, or any unusual degree of cleaning that may be required. Additionally, you agree not to bring or keep any hazardous items, including fireworks, explosives, flammable items, firearms, gas, charcoal, privately owned propane/gas grills, or any other item deemed hazardous by insurance companies, either inside or outside the premises.

      Housekeeping Guidelines: **Liability Notice**

      Lake Keowee House operates on a self-catering basis. Upon arrival, the property will be clean and furnished with fresh bed linens and bath towels. Additionally, you'll find some complimentary items to kickstart your stay, including a roll of toilet paper in each bathroom, a roll of paper towels, a sponge, a few dishwasher pods, and a laundry start-up kit. Throughout your stay, guests are responsible for replenishing these essential items as needed. Furthermore, guests are expected to maintain cleanliness by promptly addressing spills, washing dishes, disposing of trash, and laundering linens when/if necessary. **Important Note** As a guest, I understand that leaving the property in a disorderly manner will result in a $500 excessive mess cleaning fee. Therefore, upon departure, the property should be returned to its original state, except for dirty linens and trash, which should be bagged and placed in the driveway garbage cans. HOK LLC aims to avoid charging this fee whenever possible but will enforce it if the home is left disorderly.**

      Noticing Prior Damage: **Liability Notice**

      Upon your arrival, if you observe any damage to the property, we kindly request that you promptly notify us. You can reach us via phone or text at 864-788-1177, or by email at haleohanakeowee@gmail.com. Providing photos of the damage would assist us in accurately assessing the situation and preventing any potential misunderstandings. Our goal is to ensure that you are not held accountable for any damage that occurred before your arrival, so please do not hesitate to inform us. We appreciate your cooperation in helping us maintain our property.

      Initial - ** Important Note** Please be aware that any damage reported after check-in will be deemed the responsibility of your party.

      Maximum Occupancy

      The maximum occupancy for the property is 19 individuals, including both adults and children. Guests and their invitees must ensure that their use of the home, courtyard, and common areas does not disturb or inconvenience neighbors or nearby residents. Guests must adhere to this maximum occupancy. Exceeding this limit may result in immediate eviction by HOK LLC, without prior notice, to comply with insurance regulations, fire codes, and city ordinances, and ensure guest safety.

      **HOK LLC reserves the right to inspect the property during your stay to verify compliance with this requirement.**

      Manager Entry

      HOK LLC or its representative reserves the right to enter the premises at any time. However, for routine maintenance or inspections, we will make every effort to provide a 24-hour notice beforehand.

      Garbage Collection Service: **Liability Notice**

      Garbage collection occurs on Mondays in the mid-morning, year-round. During the summer season, collection is twice weekly, Mondays and Fridays. Please note that garbage left outside of the cans or placed inside the cans without being properly bagged will not be collected by the service. Additionally, we kindly request that the driveway from the top of the property to the garbage cans on the left side of the garage remain clear of parked vehicles, allowing the garbage truck direct access to the cans. **Important Note** Be aware that a $75 fee will be charged for each missed garbage collection due to inaccessible cans or non-bagged garbage.

      Complimentary Internet, Entertainment, and Games: **Liability Notice**

      We offer complimentary high-speed internet, delivered via fiber optic at speeds up to 1Gb. You'll find an ethernet port conveniently located at the desk workstation in the entryway. Wi-Fi is available throughout the house and extends to the back porch, providing good speeds down to the dock. Enjoy YouTube TV on any of our TVs at no extra cost. Additionally, a single Amazon Studio speaker is provided in the kitchen, offering access to Pandora and Amazon Music. **Important Note** Please note that while we strive to maintain the reliability of AT&T Fiber, YouTube TV, and other service providers, HOK LLC cannot be held responsible for any service interruptions. Rest assured, we ensure that all routers and Wi-Fi services are up to date and paid for. In the event of an internet outage, we'll make every effort to restore service promptly. For entertainment, we also offer a selection of board games, puzzles, and other enjoyable activities. **Important Safety Note** Please be aware that some games and puzzles contain small pieces and are not suitable for young children, such as toddlers and infants, who may inadvertently swallow them. Always supervise young children.

      Fireplace, Fire-Pit, Porch Heaters, Gas Grills, and Fireworks: **Liability Notice**

      - The gas fireplace is operational during winter months, controlled by a timed switch located on the upper right side of the stone chimney. Please note that the gas will be turned off during the summer months.

      - The outdoor firepit is available for use. We kindly request that you refrain from moving the chairs away from the firepit and keep the area clean. Additionally, we ask that you remove fire ash the following day with the ash shovel placing it in the provided ash can. Finally, there is a lid on the fire bowl to prevent water from collecting inside. Please remember to replace the lid after each use, as standing water can damage the steel bowl.

      - Porch Heaters are available for a fee of $25 a day during the winter months only and are locked at all other times. The fee is to supplement the large draw of electricity. Please reach out to us to request their use via text at 864-788-1177.

      - Both a Blackstone and Weber Gas Grill are available for outdoor cooking. We ask that you treat these grills with care, turning off the gas after each use and cleaning surfaces with the provided brush after each use. Grill tools can be found below the kitchen window.

      - Fireworks are strictly prohibited in the community and on the property at all times as they pose a risk to individuals and property. 

      Initial - **Important Safety Notice** Please be aware that items providing heat or outdoor grills carry inherent risks. HOK LLC assumes no liability for the use of these items or the illegal use of fireworks.

      Lofted Bunk Beds and Day Beds: **Liability Notice**

      The property includes seven lofted and/or built-in single bunk beds, a single built-in daybed, and a single built-in trundle, catering to both adults and children. We have implemented additional safety measures to ensure their secure usage.

      Initial - **Important Safety Note** It is strictly prohibited to play or jump on these beds. They are for sleeping and resting only. This requires closely supervising children AT ALL TIMES to prevent any risky behavior. We recommend that children 8 and under utilize the daybed, trundle, and bottom bunk in the downstairs bunkroom, reserving the use of the loft beds in the upstairs bunkroom, and the top two bunks in the downstairs bunkroom for children 9 and up. Any accidents or injuries resulting from non-compliance with these safety guidelines are the sole responsibility of the individuals involved.

      Stone and Rock Features: **Liability Notice**

      Lake Keowee House is constructed on a hillside, featuring retaining walls, stacked stone walls, uneven stone steps, paved walkways, and various granite rocks used for landscaping and hardscaping. These structures vary in height from 2 to 10 feet and may present a falling hazard. Initial - **Important Safety Note:** Climbing or playing on or near these walls, fences, stones, or rocks is strictly prohibited. This includes keeping children away from these potential hazards to prevent accidents. Any injuries resulting from disregarding this safety guideline are the sole responsibility of the individuals involved.

      Dock and Water Sports: **Liability Notice**

      The dock, lake, and any kayaks or paddleboards provided are for your enjoyment. It's important to follow these guidelines for safety:

      - Always wear a life vest when paddleboarding, kayaking, or boating.

      - Ensure children wear a life vest AT ALL TIMES when near the water or on the dock.

      - Avoid leaving trash, debris, or towels on the dock to prevent them from blowing away. All trash should be carried up to the house. Please help us keep our cove pristine!

      Initial - *Important Safety Note** HOK LLC is not liable for any accidents that occur in or around the lake or dock. Swim at your own risk and always exercise caution in or around water.

      Owner's Boat

      The boat in the slip belongs to the owner and is not for use by the Renter or Guests. Please observe the following guidelines:

      - Do not remove the cover, climb on, swim under, or damage the boat.

      - Any evidence of tampering with the boat will result in fines for the renter.

      Occasionally, the owner or a relative may come to use the boat while the home is being rented. In such cases, the owner will provide advance notice that someone will be accessing the boat to take on the lake.

        Weddings/Events Policy: **Liability Notice**

        Without prior written consent from HOK LLC, no weddings, receptions, private or corporate events, reunions, or parties of any nature are permitted on the property. An event is defined as any gathering of people at the property that exceeds the number of guests accommodated for sleeping purposes, with a maximum limit of 19 individuals. **Important Notice** The house is equipped with occupancy monitoring equipment. HOK LLC reserves the right to conduct inspections of the property at any time during your stay to ensure compliance with this policy.         Heating and Air Conditioning Policy

In both winter and summer, the thermostat should be set between 68 and 75 degrees Fahrenheit.         Quiet Times: **Liability Notice**

        Between 10 pm and 8 am, let's embrace the tranquility of our surroundings and show consideration for our neighbors and the serenity of the lake. During these hours please be mindful of noise levels, especially on the dock, around the fire pit, or on decks and porches, by refraining from playing loud music, watching TV at high volumes, or engaging in loud conversations. It's important to note that noise carries easily over water and can disturb others even at a distance. We appreciate your cooperation in maintaining a peaceful atmosphere for everyone's enjoyment.

        **Important Notice**: The house is equipped with noise monitoring equipment both indoors and outdoors. If noise levels exceed the permitted limits during quiet hours, the Renter will receive notification via text and/or phone call. If excessive noise persists, law enforcement may be contacted, and the Renter and Guests will be asked to vacate the property immediately without a refund.         No Smoking Policy: **Liability Notice**

        Lake Keowee House prohibits smoking or vaping on the premises, including outdoors on the covered porches, decks, and dock. Any evidence of cigarette or cigar butts will be considered a violation. Please be aware that smoke and vape detection equipment is installed inside the house and on the outside porches and decking. **Important Safety Notice** Any indication of smoking indoors or on the porches or decking will result in immediate eviction without a refund. Additionally, guests will incur a $600 deep cleaning fee and may be charged up to one day's rent (up to $1200) for any inconvenience caused to subsequent guests.         No Pets Policy: **Liability Notice**

        While we adore pets, they are not permitted at Lake Keowee House due to potential allergy concerns for future guests and the inability to control your pet's behavior. **Important Notice** Any guest found with a pet will be required to vacate the premises without a refund. Additionally, guests may be subject to a deep cleaning fee and could be charged up to one day's rent (up to $1500) for any inconvenience caused to subsequent guests.

        Lost and Found Policy

        While we strive to assist guests in retrieving any items left behind, HOK LLC cannot assume liability for personal belongings. If you leave an item after checkout and wish to have it returned, please contact us promptly. If found by our cleaning service, we will work with them to provide details on shipping costs. Upon your approval and payment, we will then arrange for its shipment. Please be aware that HOK LLC bears no responsibility for loss, theft, or damage at any time in this process. Thank you for your understanding.

        Weather Policy

        HOK LLC does not offer refunds for any weather-related issues, including but not limited to tropical storms, hurricanes, tornadoes, snow, etc. The inability to access the property due to weather conditions does not warrant a full or partial refund. We advise guests to carefully consider the advantages of purchasing TRAVEL INSURANCE before making a decision.

        Handling Property Maintenance: ** Liability Notice**

        At HOK LLC, we take pride in maintaining our home to the best of our ability. We understand that while you're on vacation, you expect everything to run smoothly, but it's important to have realistic expectations. Like any home, things may break or problems may arise. We believe in transparency with our guests to manage expectations. Sometimes issues may occur without an immediate solution. For example, parts may need to be ordered, or maintenance may need to be scheduled. Please understand that compensation will not be provided for any malfunctioning items listed below, or any other items at the property that are beyond our control: clogged sinks, clogged toilets, clogged bathtubs, broken light bulbs, refrigerators, toasters, washers/dryers, televisions, internet wifi and routers, grills, ovens, stovetops, microwaves, blenders, dishwashers, griddles, stereo equipment, hair dryers, remote controls, fireplaces, ceiling fans, coffee pots, pack and plays, games, dock carts, outdoor showers, and dock stairs. We will make every effort to timely replace, fix, or schedule maintenance for these items, as soon as possible, but some repairs may take longer than others. **Important Note** It's crucial to address issues promptly; please notify us right away if anything breaks or stops working. Also, if maintenance access is declined for any reason, the Renter and Guests will be held responsible and billed accordingly.

        Exterior Security Cameras **Liability Notice**

        The property is equipped with four exterior security cameras and zero interior cameras. The security cameras DO NOT record:

        • The inside of the home,
        • Any part of the backside (lakeside) of the house,
        • Any part of the rear covered porch,
        • Any part of the rear deck,
        • Any part of the grill patio.

        However, the security cameras DO record the following areas:

        • The top of the property,
        • The parking pad,
        • The entire driveway,
        • The front exterior of the house and garage from the doorbell camera,
        • The front porch entryway, doorbell camera,
        • The backyard below the porches and decks,
        • The cart path from below the covered porch to the dock,
        • The fire-pit area,
        • The dock.

        These cameras are installed for security purposes and to monitor specific outdoor areas of the property.

        Deposits & Payments

        To secure your reservation, a payment equivalent to 50% of the total advertised rate (referred to as the "Reservation Amount") is required at the time of booking with Hale Ohana Keowee LLC. The remaining balance is due 14 days before your arrival. Payments can be made conveniently through our website at www.lakekeoweehouse.com or via our partners Airbnb and VRBO. A credit card is necessary for the initial payment, which will also serve as your security deposit, as explained further below.

        Security Deposit & Damage: **Liability Notice**

        The renter agrees to furnish a security deposit of $850 using a VISA, MASTERCARD, DISCOVER, or AMEX credit card. HOK LLC retains the right, and the guest grants authorization to HOK LLC, to charge the guest's credit card for any expenses related to repairs, replacements, services, service charges, or additional cleaning necessitated by damage, breakage, or loss incurred during the Renter and Guests stay. **Important Note** In the event of any damage to the premises, including equipment, furniture, and flooring, the renter assumes responsibility for all associated costs, including but not limited to collection fees and legal expenses. A comprehensive documentation detailing damages and charges will be furnished to the guest.

        Cancellation Policy **Liability Notice**

        - Full refunds are available for 100% of paid payments if canceled 30 days or more before the scheduled arrival date.

        - 50% refunds of paid payments are provided for cancellations made 14 days or more before the scheduled arrival date.

        - No refunds are issued for cancellations made within 14 days of the scheduled arrival date.

        - We strongly recommend purchasing TRAVEL INSURANCE to safeguard against unforeseen circumstances.

        - HOK LLC reserves the right to cancel a reservation if the final deposit for the property is not paid in full 14 days before the scheduled arrival date. No refunds will be given in accordance with our cancellation policy.

        - If HOK LLC is able to re-rent the property to another guest, a refund may be provided for the amount the property is re-rented, with a 10% cancellation charge deducted.

        - Please note that there are no refunds for early departures.

        Liability

        Guest acknowledges that Hale Ohana Keowee LLC assumes no responsibility for any loss of money, jewelry, or personal items belonging to the Renter, Guests, or their invitees. If lost items are found, they may be returned to the guests for the expense of their return. The Renter, Guests, and invitees hereby agree to indemnify and hold harmless Hale Ohana Keowee LLC from any claims, including those of third parties, for damage to persons or property arising from the use of the Rental Property, community/resort premises or structures, or any equipment therein, or resulting from any accidents or acts of negligence. The Renter, Guests, and invitees further acknowledge the natural dangers associated with South Carolina coastal wildlife, storms, tornados, and hurricanes, and assume all risks associated therewith. The Renter and Guests agree to communicate these risks to any invitees. The Renter, Guests, and invitees assume all risks of injury, death, pain and suffering, medical expenses, or other losses related to the use of Hale Ohana Keowee LLC property or any recreational activities therein.

        Town Ordinances: The Renter, Guests, and invitees agree to comply with all covenants of the Community Association and Town ordinances. Hale Ohana Keowee LLC reserves the right to terminate this agreement and request violators to vacate the premises without a refund.

        Occupancy and Use: Occupancy and use of the premises and communal areas shall not disturb or offend other occupants or residents. Weddings, receptions, reunions, corporate events, house parties, and other large gatherings are strictly prohibited. Our property is for personal vacation use only. Loud music or noise may result in immediate eviction without refund and may incur financial penalties.

        Termination of Agreement: Hale Ohana Keowee LLC reserves the right to terminate this Rental Agreement and request disruptive guests to vacate the premises in the event of complaints, police intervention, or at the discretion of Hale Ohana Keowee LLC, without refunding the rental fee. Violators risk forfeiture of their deposit, rental fees, eviction, and financial penalties. Initial -

        Indemnification/Limitation of Liability

        Hale Ohana Keowee and its Owners bear no liability for your stay in South Carolina or any activities undertaken during your visit. The Renter, Guests, and invitees understand that HOK LLC is not accountable for any loss of money, jewelry, or other personal belongings of guests or their invitees. Guests agree to indemnify and hold HOK LLC harmless from any personal injury or property damage arising from the use of the premises by guests or their invitees, including any accidents or neglect. Guests assume the risk of injury, pain and suffering, medical expenses, or other losses related to the use of the rental property and/or recreational activities on the premises or within the city where the property is located. Guests will hold Hale Ohana Keowee Properties harmless in this regard. Governing Law; Choice of Forum, Jurisdiction, and Venue: The agreement between the Renter and Hale Ohana Keowee LLC is governed by the laws of the State of South Carolina, without regard to conflicts of laws principles. Any disputes between the parties will be brought and heard in the State courts of Pickens County, South Carolina. YOU HEREBY IRREVOCABLY WAIVE ANY RIGHT TO A TRIAL BY JURY IN ANY ACTION BROUGHT AGAINST YOU IN COURT BY HALE OHANA KEOWEE LLC. Initial -

        Indemnification

        By submitting a reservation payment, Tenant acknowledges and agrees to the following: Tenant understands that third-party vendors have provided and may continue to provide services to the Rental Property and Premises, including but not limited to dock service, garbage service, cleaning service, routine maintenance, and utility personnel. Tenant further agrees to defend, indemnify, and hold harmless the Property Owners from any and all losses arising from or related to (i) the use or occupancy of the Rental Property and/or Premises by Tenants and their guests, and/or (ii) any act or omission of any third-party vendor operating on the Rental Property and/or premises. These provisions shall remain in effect even after the expiration or termination of this Agreement. Initial -

        No Waiver

        HOK LLC's failure to insist upon strict compliance with any provision of this Agreement or to assert any right it may have under this Agreement shall not be considered a waiver of such provision or right, or any other provision or right of this Agreement.

        Severability

        If any court determines that one or more provisions of this Agreement are invalid, illegal, or unenforceable, the remaining provisions shall remain in full force and effect. The Agreement shall be construed as if the invalid, illegal, or unenforceable provision had been modified to the extent necessary to be enforceable within the jurisdiction of the court.

        Entire Agreement

        This Agreement constitutes the entire agreement between the parties, superseding all prior and contemporaneous agreements, understandings, negotiations, and discussions, whether oral or written, relating to the transactions contemplated herein. Except as specifically provided, this Agreement does not confer any rights or remedies upon any person other than the parties.

        House Rules and Check-Out instructions are provided below for reference.

        House Rules

        • Parking - Please park on pavement only. We kindly ask that you do not park on the street or mulch. There is a parking pad just up from the courtyard for up to six SUVs, freeing up the courtyard for pickleball.
        • Trash - Please bag ALL trash before placing it inside cans. Trash collection is on Mondays year-round, and Mondays/Fridays during summer. The trash company will not pick up loose trash outside of the can. Notify us if cans are full for additional pick up. Please keep a single path along the driveway clear down to the cans on collection days.
        • Quiet Times - Quiet Times: Between 10 pm and 8 am, please keep noise levels down to respect our neighbors and the tranquility of the lake. Avoid loud music, TVs, or loud conversations outside during these hours.
        • Furniture Arrangement - We kindly ask that you do not rearrange furniture, or take indoor furniture outside. We also ask that Polywood Adirondack chairs not be moved from their current locations. Plastic Adirondack Chairs are available on the dock, combo 4040. Please relock after each use to prevent them from being blown into the water.
        • Food and Drinks - Please ensure eating and drinking in the kitchen, dining room, or outside to avoid staining furniture and rugs.
        • Dishes - We have separate dishes designated for inside and outside use. Please help us prevent the breakage of our inside dishes and glasses by keeping them inside.
        • Garage/ Game Room - Enjoy! Please reorganize equipment (ping-pong, foosball, pickleball, and corn-hole) after each use and clean up spills or food left on the equipment or the floor.
        • Grill Area - Please clean grill surfaces with a wire brush and place cover(s) back after each use.
        • Fire-Pit - All fires must have an adult present at all times. Use caution as the fire bowl becomes very hot. We kindly ask that you clean ash from the bowl the following day with the provided shovel and ash can. After each use, please also recover the bowl with its lid to keep water from collecting.
        • Retaining Walls - Please avoid walking, playing, or climbing on rocks or the retaining walls to prevent injury. *** It is important to monitor children, AT ALL TIMES. ***
        • Security Cameras - Security cameras are located on the exterior only. The cameras DO NOT record inside, on rear porches, rear decks, or grill areas.
        • No Smoking - Please no smoking inside, on porches, or the dock. Please leave NO evidence of smoking anywhere on the property. Smoking and vaping are monitored inside the home and on the decks. (www.minut.com)
        • No Pets - We love animals! However, due to allergies and potential damage, we do not allow pets on the property.
        • No Parties or Events or Fireworks - This home is not designed for parties, other events, or fireworks. Noise and occupancy levels are monitored. (www.minut.com)
        • No Overnight Guests - Visitors are welcome during the day but must be registered as guests to stay overnight.

        DOCK RULES

        • Please do not throw trash or debris from the dock into the lake. Carry trash from the dock to the house for disposal.
          1. Please utilize the dock cart from the garage and return it at night.
          2. Please re-lock plastic Adirondack chairs daily to prevent them from blowing into the water—combo 4040.
          3. Please gently lower and raise swim steps leaving them in the raised position at the end of the day.
          4. Please replace and return paddle boards, paddles, kids' kayaks, and floats to their place(s) after use.
          5. Supervise children at all times and ensure they wear PFDs.
          6. The water is approximately 10-12 feet deep off the end of the dock, shoreside water is 2-4 feet deep.
          7. The dock is slippery when wet—no diving, running, or horseplay.
          8. All swimming is at your OWN RISK. Do not swim under the dock, under a boat, or between a boat and the dock.
          9. No climbing or jumping off the dock roof.
          10. The outdoor shower is cold water only; please turn both handles off after each use.
          11. The boat slip is for the owner’s use only; please avoid the owner’s boat and boat cover.
          12. Rental Boats - All rental boats must be secured appropriately to either side of the dock using dock cleats and boat lines. Any damage to the dock as a result of improper usage or docking will result in a fee commensurate to the damage caused.

          SCDNR LAW

          • All Boats and Jetskis (Personal Water Craft) above idle speed (underway) must remain 100ft from docks, persons in the water, or anchored vessels.
          • All Wake Sport Boats above idle speed (underway) must remain 200ft from docks, persons in the water, or anchored vessels.
          • Practical Application: Please remain at IDLE SPEED ONLY until out of the double cove, ie past the property straight head with the beautiful peninsula, when heading out of our cove. There should be NO tubing, skiing, wake-boarding, wake-surfing, or jetskiing anywhere to the right of our cove as it is impossible to remain 100ft-200ft from docks and other vessels. Please reserve all water sports for outside of the double cove.


          Check-Out Instructions

          1. Load dirty dishes into dishwashers and start one or both machines, as needed.

          2. Ensure outdoor grill surfaces are clean using the provided wire brush. Recover both grills after cleaning.

          3. If the outdoor TV was used, replace its cover.

          4. If the fire pit was used, ensure ash is placed into the ash canister and replace the fire bowl lid.

          5. Empty the refrigerator and pantry of ALL food items. Discard unwanted food into trash bags and place bags in the outdoor trash cans.

          6. Empty kitchen trash cans and place bags in the outdoor trash cans. When full, securely lock trash cans with bear-proof (carabiner) locks.

          7. Strip all used beds, leaving sheets on the floor next to the bed.

          8. Place all used towels on bathroom floors near tubs or showers.

          9. Ensure all furniture is returned to its original position, including cushions, pillows, and bed pillows.

          10. Reorganize game equipment (ping-pong, foosball, pickleball, and cornhole).

          11. Close and lock all windows and doors.

          12. Stack and relock plastic Adirondack chairs on the dock using Combo 4040.

          13. Gently raise the swim steps to the raised position.

          14. Replace paddleboards, paddles, kayaks, and floats to their designated place(s).

          15. If the outdoor shower was used, close all water valves.

          By submitting a deposit to reserve and/or making an initial payment via phone, check, or online with Lake Keowee House, operated by Hale Ohana Keowee LLC, (hereafter referred to as HOK LLC), you affirm your acceptance of all terms, conditions, and policies outlined herein.
